Design is carried out in two or one stage.

In practice, these schemes are implemented as follows.

In a two-stage design, the work is divided into 2 stages:

  • stage "Project" (P)
  • stage "Working documentation" (WP)

At the "Project" stage, the main architectural and planning and Constructive decisions(including according to the master plan), solutions for engineering equipment, networks. When designing environmental facilities, decisions of a fundamental nature are made at this stage regarding the choice of the type of structure, its location, basic design solutions, construction method, etc. For industrial enterprises basic schemes of technological processes are selected, general issues of management, labor protection are solved. Consolidated estimates, issues of organization of construction are being resolved. An obligatory element of the project is the ecological section.

To draw up the "Project", special engineering survey. Such surveys are done in a reduced volume, but they should allow drawing conclusions about the suitability of the site, about the preference for one or another type of foundation (shallow, pile, deep supports, etc.), i.e. to resolve common fundamental issues.



All this documentation is sent to the state expertise, which gives its comments and overall assessment of the project. After the designer eliminates the identified deficiencies, the project is considered and approved (or rejected) by the local executive authorities or other approving authority. The procedure for approval depends on the source of funding. If the construction is carried out at the expense of budget funds, approving authority - government agency. If it is financed by a specific enterprise, foundation or individual approving authority - the customer or investor himself.

After approval of the "Project" the second stage of designing "working documentation" is carried out. At this stage, the decisions made at the "Project" stage are clarified and detailed, working drawings are drawn up, local estimates and other documentation necessary for the production of construction and installation work. Detailed engineering surveys are ordered and carried out to complete this design stage. They must contain complete information for solving all particular issues and drawing up working drawings that do not require subsequent adjustment.

"Working documentation" - these are the drawings and textual material that is used directly at the construction site (documentation of the "Project" stage, as a rule, is not transferred to the builders).

At one-stage design documentation is drawn up called the "Working Draft" (WP), it must also be subject to state examination and approval. At the same time, not all documentation is approved, but its most important part (the so-called "approved part of the working draft").

The main design method in the Russian Federation is a two-stage design. Single-stage design is used only for simple objects or for binding projects of mass or reuse.

Single stage design(working draft including the approved part and working documentation) - for objects of III-I categories of complexity, as well as for objects built according to standard and reusable projects.

Two-stage design(project, working documentation) - for objects of V, IV categories of complexity and for objects of III category of complexity according to individual projects.

Three-stage design(pre-project proposal, project, working documentation) - for objects of V, IV categories of complexity and for objects of III category of complexity for individual projects, with an insufficient list of initial permits.

Stages and stages of design

There are 2 design stages:

1st pre-project stage:

The project for the construction of residential and civil facilities consists of the following sections:

  • general explanatory note;
  • architectural and construction solutions;
  • technological solutions;
  • engineering equipment solutions;
  • environmental protection;
  • engineering and technical measures of civil defense, measures to prevent emergency situations;
  • organization of construction (if necessary);
  • budget documentation;
  • investment efficiency (if necessary);

The composition of the documentation developed at the "project" stage should contain:

  • summary estimates of the cost of construction and, if necessary, a summary of costs;
  • object and local budget calculations;
  • estimates for certain types costs (including design and survey work).

As part of the working documentation:

  • object and local estimates.

Types of design organizations

The design of construction projects is carried out by territorial, sectoral and specialized design and survey organizations.

Territorial institutions deal with the issues of locating industrial enterprises and combining them into industrial hubs. Industry institutes conduct technological design. Specialized institutes develop the construction part of objects for various purposes.

The design of industrial construction facilities is carried out by design organizations:

  • complex specialize in complex design of production process technology
  • technological specialize in designing the technology of production processes of enterprises in certain industries
  • construction specialists specialize in the design of the building part of certain types of buildings

Drawing up a project is a laborious and creative process, to which many specialists are involved, namely, engineers, technicians, architects and other employees of design structures. At the same time, the design and composition of project documentation play a key role in the development process and affect subsequent approvals after construction is completed. No less important in the matter of competent paperwork and staging of design. What are the stages of the project? What are the features of each of them? Let's consider these points in more detail.

When we are talking on the construction of a complex structure, the development of the project is carried out in two stages. This is due to the need for a special approach to architectural, structural and construction solutions. For simpler structures, one-stage design is suitable. As a result, it is possible to reduce the project implementation period by an average of one and a half to two times. At the same time, the overall design costs are reduced by almost half.

It should be noted that the composition of project documentation can be adjusted upwards or downwards. Here the decision is made on the basis of the issued terms of reference. At the same time, most often the working documentation, which will be discussed below, is given less attention by customers. This is due to the desire to do everything in parallel - to build a structure and draw up paperwork. As a result, the deadlines for completing the work are delayed, and the construction process itself requires a lot of large injections.

To avoid the mentioned problems, it is important to strictly observe the sequence of work and pay special attention to each of the stages. Only after the preparation of a complete package of papers (including the working part) is it allowed to start construction work. As practice shows, the development of a working draft and project documentation can be carried out simultaneously. The main thing here is the allocation of that part of the project, which must be coordinated with the relevant state authorities.

It should be noted right away that any project documentation needs to be coordinated by the authorized structures. At the same time, it is better to entrust such work to the design company, whose employees will be able to defend their work and protect the content of the project (if necessary). When construction (reconstruction) affects load-bearing structures, then state expertise is required.

The customer must remember that the entire responsibility for the content of the project lies with the company that developed the project documentation. If engineers do not have enough information to draw up a project, they can always request it from the customer. Such a need, as a rule, arises when an additional examination is required.

If we consider all the stages of preparing project documentation, there are several of them:

  • Preliminary design.
  • Project.
  • Working documentation (often referred to as RD).
  • Working project.

Features and composition of each of the stages will be discussed below.

Preliminary design

The first stage of the work is the creation of a preliminary design, which is drawn up without subsequent approval by state authorities. Thanks to the preliminary design, it is possible to work out the details of the object more carefully before making a final decision on each of the sections.

The main task of the draft design is to determine investment attractiveness construction, as well as its potential payback. In addition, an urban planning justification for the location of the structure is being carried out, as well as a demonstration of its appearance indicating the nuances of internal planning.

The composition of the project documentation at the stage of drawing up a draft design includes the following subsections - an explanatory note, a situational and master plan, sections of the structure (indicating the layers). Project

The next stage is the "Project". Unlike the previous stage, it is mandatory to approve documents before starting construction work or reconstruction. Such papers are prepared taking into account current rules, norms and standards. The documentation at this stage should include the following sections - an explanatory note, a land allotment planning scheme, as well as decisions made in the architecture sector. Here are considered design features main systems - water supply, electricity, sanitation, heating and others. At the same time, the "Project" section is the basis for the subsequent development of the "Project Documentation". For coordination, in addition to working drawings, statements for the main sets are often included in the general package of information. At the same time, at the request of the customer, not the entire set, but only its components, can be transferred. It is important to note that all these points must be spelled out in the design assignment.

Finished project documentation, as a rule, is completed in volumes, after which the complete composition of the documentation is determined. The complete package consists of 12 volumes. At the same time, the greatest attention is paid to the section concerning the selection of engineering equipment. Therefore, the documentation is generated only after the total number of sections has been determined.

Unlike the first stage, the design stage takes more time and requires a responsible attitude on the part of the contractor. Many save at this stage, which is a serious mistake. The term "working documentation" means a set of papers that are required to carry out installation and construction activities. At this stage, work is underway on the creation of documents on which the object is being built. This also includes a plan for detailing building elements, including wiring diagrams. The working documentation includes sets of drawings, which are subsequently applied construction company when organizing installation and construction activities.

The composition of sets of working drawings is formed at the design stage of structures. Much here depends on the purpose of the building, as well as the availability of suitable communications in the immediate vicinity. Thus, the working documentation includes all the technical documents necessary for construction, including a detailed study of each of the nodes. On the basis of this documentation, schedules for the implementation of certain construction activities, cost estimates, tender documents and other papers required by developers are formed.

Regardless of the total number of drawings included in the documents, the latter are considered from the standpoint of one document with mandatory sheet numbering. At the same time, special columns must contain the signatures of persons who are responsible for issuing securities. For this reason, it is important to be sure of the competence and sufficient level of knowledge of the executors of the documents.

As for the composition of the working documentation, it is determined by the current state standards. If there are any adjustments, they must be specified by the customer in advance with the obligatory prescription in the design agreement. This means that minor deviations from certain indicators are still acceptable.

The peculiarity of the working draft is that it combines two stages at once, namely the project and the working documentation. The latter, as mentioned above, is developed in the case of a two-stage design. The development of this part must be started after the approval of the design stage. This component includes various nuances - an explanatory note, architectural solutions, description and diagrams various systems(electricity, heating, water supply, etc.). It also reveals the features of carrying out measures for fire safety and environmental protection. Of the additional sections, it is worth highlighting fire extinguishing systems, alarm systems, dispatching, access control and much more.

As can be seen from the article, each of the design stages should be carried out with maximum responsibility. This is the only way to be sure of the final result, as well as the absence of problems with subsequent approvals of the documentation.

All the ideas that have arisen in the process of working on the project should be displayed on the drawings. All projects are implemented by engineers, who further group all the developments and combine them into one whole.

Work at the design stage of the PD should be coordinated in general data, with the exception of drawings. At the moment when the customer submits an application for the performance of work, it is not necessary to develop the entire complex, you can only work on what is required at a particular point in time.

All project documentation must be completed in the volume that is determined at the legislative level. There are 12 volumes in total. They contain all the information, from the design of explanatory notes to construction estimates and other documentation required by law. Characteristics of the RD stage

After the project documentation has been approved, it is worth moving on to full detail, paying attention to all the little things and nuances. This function carried out at the stage of working documentation.

All documentation is drawn up in accordance with GOST. RD includes the development of documents for the installation work. Working documents consist mainly of drawings, which are combined depending on the purpose. Based on the submitted documents, a work schedule, estimates and other documentation that the developer will need in the process of performing work is drawn up. The number of drawings can be any, but they should be considered as a whole. All drawings are numbered and signed in advance by a specialist who is responsible for their development.

What are the stages in the construction process?

In 2008, a regulation came into force, on the basis of which there are no design stages in construction. Instead of stages, working and design documents were introduced: PD and RD. But, despite this, there is an option when both types of documentation are developed simultaneously. In this case, we can talk about the design, which is carried out in one stage. If working documents are drawn up after the project has already been approved, then we can talk about two stages of design in construction.

Projects for large objects are being developed in two stages. First of all, a project is developed and only after that the drawings. Small projects can be developed in one step. But in this case, it should be borne in mind that the structure should be typical and not cause any particular difficulties.

Stages used in design

At the moment when the customer needs to develop a project, then when contacting the company, you need to know which stage is required. For the lightest projects, a one-stage design and development activity is envisaged. For difficult jobs, there may be two. Particularly complex projects often involve the use of three stages.

For example, if a project is being developed for the electrical supply of a residential building, then one stage is needed, if the building is administrative - two, for factories and large supermarkets there may be three. The cost of developing each stage can vary greatly and depends entirely on state level prices for construction work.

The main design stages include:

  1. Feasibility study - technical and economic justification.
  2. TER - technical and economic calculations.
  3. EP - sketch of projects
  4. P - project.
  5. RP - working draft.
  6. R - working documents.

Characteristics of the stages in the design process

  • feasibility study and TER. Developed by order of the customer. Designed for facilities that have a production, transport or engineering purpose and need to make an informed decision to carry out construction work. FER is used for simple objects with industrial purposes. Compared with the feasibility study, the work is carried out in a short time.
  • EP. Development is carried out on the basis of an order, when the customer needs to determine a number of requirements for an architectural, urban planning or other object. To justify the decision made, it is necessary to make calculations for all design decisions, as well as an estimate and engineering diagrams for the facility.
  • P. The project begins to be developed based on the building, input data and project approval, which is carried out in three phases. Information in the project is presented clearly and concisely.

  • RP. This stage of documentation design is suitable for simple objects and for those buildings that are planned to be reused. The RP mainly consists of several parts, which include approved and working documents.
  • R. Development is carried out according to the approved data at the previous stage. After the project is approved by the customer, working documents begin to be developed by the project author or other designer. Another designer can start work only if the copyright for the project is respected.

What are the stages for object design?

The design stages of objects are distinguished depending on the level of complexity. There are 5 types in total:

1. Objects that have 1 and 2 difficulty categories are performed:

  • in one step with the help of a working draft;
  • in two steps with a draft sketch.

2. Objects having the 3rd category of complexity are carried out in two stages: design and working documentation.

3. For objects with 4 and 5 complexity categories, there are three stages:

  • ES for non-industrial buildings and feasibility studies;
  • project development;
  • work documents.

One step design

At the moment when one stage of designing a technical object is envisaged, decisions are made together with the process of creating working documents. All results that will be achieved in the process of implementing the work should be reflected in the working draft. Simultaneously with this work, solutions must be found for all other issues.

For approval, that information part in the project, which is particularly significant, is suitable. Documents requiring approval are sent to expert companies, where they will be agreed upon. The necessary drawings for work must be prepared before the result comes from an expert company.

This scheme has a number of advantages. For example, the time allotted for design work is reduced by several times, which makes it possible to almost halve the cost of the work provided. But it is impossible in this case to exclude the fact that the project may require some adjustments. Therefore, it is more expedient to use this scheme in those moments when the designed buildings are typical or are being built again.

Design in two stages

There are also two stages in the design process. All work in this case can be divided into two stages. At the first one, solutions for the future project are developed, and at the second, all working documents are formed. When developing a project, general issues are considered and resolved. After the complex of all project documents is formed, it is sent for examination, which is carried out by state or non-state structures. If any recommendations related to making adjustments are received from experts, then changes are made to the project based on this.

If the project is complex, then a pre-project decision is drawn up before developing decisions on the project. What are project documents?

Consider the design stages and the composition of the project documentation. With the stages in this case, everything is clear, they were discussed above. Their main difference lies in the sequence of decisions made. The composition of the documents depends on how many stages were used in the process. The entire composition of project documents is approved at the legislative level. In total, there are 11 main sections:

  1. Making an explanatory note. In this case, a document is presented that describes and explains all the decisions made in the course of work.
  2. A master plan is used to map out a plot of land that is allocated for construction work.
  3. In order to visually see the future building and understand how it will be arranged and function in the future, it is used architectural solution.
  4. All load-bearing walls of the building must be worked out; for this, constructive solutions are provided.
  5. Also, the package with documents should include information about communication systems: gas pipeline, water supply, sewer system, ventilation system, electricity.
  6. Construction work must also be organized consistently at the construction site.
  7. Do not forget about the installation and dismantling works, which also require organization.
  8. It is necessary to take into account the measures that are responsible for the safety of the environment in the process of work. There is a requirement here - compliance of the building with fire safety regulations.
  9. Any building should be provided for all categories of citizens, including those with disabilities.
  10. In the process of carrying out the work, measures should be taken that are aimed at increasing energy efficiency.
  11. At the legislative level, other documentation is provided for, which requires coordination and approval with regulatory authorities and the customer.

Pre-project documents

Stages and stages of design are also found in pre-design documents, which are primary documentation, reflecting complex solutions using sketches and models developed in special programs. At this stage, the following issues are considered and resolved:

  1. The layout of the future building on the plot of land that is allocated for construction is revealed.

The developed project complies with all established norms and requirements, which are prescribed in normative documents. The design process does not provide for a thorough check of the nodes. All documents included in the project consist of two sections, which include text and graphic documents.

The text section contains information on all technical solutions that were adopted during the design. Explanations and relevant links to documents, calculations that will be needed to perform further work are also attached.

The graphic part includes all drawings, diagrams, plans and models developed through special programs. Decisions within the framework of the project must necessarily be subject to expert evaluation to identify shortcomings and further adjustments. After the project has been reviewed by experts and a positive decision has been made on it, you can proceed to the next stage of development. The documentation that was approved at the design stage is subsequently used to create drawings and estimates.

Stage, which includes working documents

Working design documentation at the design stage is developed in the most thorough manner. This is due to the fact that the following documents are being developed within its framework:

  1. Drawings for the future building, which must be numbered and signed, which makes it easier to work in the future, when individual drawings are combined into a single whole.
  2. Drawing up budget documents.
  3. Description of the characteristics of the equipment that will be required in the process of working on the construction site.
  4. A sheet containing a list of everything required material for the construction of the future building.
  5. Statement, which includes the volume of construction and installation work.
  6. Other documents that will be needed during the implementation of the work are also attached to the general package of documents.

Working documentation is used on sites by construction and installation teams. Drawings may be needed to present to specialists who are involved in the supervision of compliance with technical and copyright. The composition of the working documents is determined depending on the type of facility where the work is planned, which is noted when concluding an agreement with the designers. All working drawings must strictly comply with the standards that are established special system. All designed documents that will be used in the work, as well as construction work, must be carried out strictly in compliance with GOST.

A number of requirements for a construction site

Requirements in the process of work are presented not only to the design stage, composition and content. The site, which is intended for construction, must also comply with them:

  1. The area intended for construction work must have such dimensions and configuration that facilitate the location of the building in such a way that it meets all requirements during operation.
  2. The allocated plot of land, as well as the adjacent territory, should have a convenient relief. This is necessary in order to provide the most convenient working conditions. Underground should not be underwater.
  3. The soil under the construction site must comply with the established norms and requirements, the load must be within acceptable level. These requirements should be observed not only at the time of installation of the foundation of the future building, but also when installing working equipment.
  4. The construction stages and design stages comply with the norms at the legislative level. It is strictly forbidden to start construction in those places where they have found or are only planning to search for minerals. This item includes places that can collapse.
  5. At the time of construction, there must be a water supply or other source of water nearby.

Engineering design of all stages of work must be agreed with the customer, who bears full responsibility for this, as well as for choosing a plot of land for construction. The customer, together with the design organization, must:

  1. Obtain from the organization that is interested in carrying out the work, an agreement to connect the projected facility to the electrical network.
  2. Develop All Required documents and materials, including calculations, and then choose the best solution.
  3. In advance, it is necessary to calculate the damage that can be caused when using a plot of land for construction.
  4. Carry out the necessary engineering studies.

In order to select the required plot of land, the customer must create a commission. It should include a representative from the customer, members of the local administration, a general designer, a representative of state supervision.

Design preparation of construction, reconstruction of the facility includes the following stages:

Development, coordination and approval of architectural and urban planning solutions - architectural project(may be developed as part of project documentation);

Development, coordination, examination and approval of project documentation;

Development of working documentation.

The stages of designing a construction object are established by the Customer together with the designer in the design task.

· Stage "Draft design" (EP) - for objects technically complex in relation to urban planning, architectural, artistic and environmental requirements, engineering support, as well as the basis for drawing up an architectural and planning task and a design task, preparing initial permits.

· Stage Project (P) - the main approved stage of designing construction and reconstruction facilities.

· Stage Working documentation (RD) - a set of documents required for the production of construction and installation works.

· Stage Working draft (DP) - a stage that combines the two previous stages, namely the project and working documentation.

The composition of the project documentation at the stage of the Draft Design (EP) includes:

1. General explanatory note with initial permits.

2. Situational plan, M 1:5000, 1:2000.

3. Basic plan (plan of the existing use of the territory), M 1:1000,1:500.

The composition of the project documentation at the stage of the Project (P), the approved part of the working draft (WP) includes:

1. Initial materials for design;

2. General explanatory note;

3. General plan and transport;

4. Architectural and construction solutions;

5. Solutions for engineering equipment and systems;

6. Network engineering;

7. Environmental protection and sanitary and hygienic requirements;

8. Engineering and technical measures of civil defense. Measures to prevent emergency situations;

9. Technological solutions (if necessary);

10. Organization of construction (if necessary);

11. Consolidated estimate calculation of the cost of construction;

12. Justification of the effectiveness of investments (if necessary).

13. Organization and working conditions of employees (for production facilities);

14. Production and enterprise management (for production facilities).


The working draft is developed in a reduced volume and composition, determined depending on the type of construction and functional purpose of the object, in relation to the composition and content of the "Project" stage.

The working draft includes working documentation.

Working documentation - is a set of working drawings and text documents containing the necessary information about the construction object, and is the basis for the production of construction and installation works, as well as the manufacture of building products in factories or directly on the construction site.

Working documentation for construction should be issued to the customer in a complete set. At the same time, the composition of the working documentation in each specific case is established at the conclusion of agreements (contracts) between the customer and the contractor.

The composition of the working documentation for the construction of a building or structure generally includes:

1) the main sets of working drawings intended for the production of construction and installation works;

2) working documentation for building products in accordance with GOST 21.501, provided for by the relevant main sets of working drawings;

3) specifications of equipment, products and materials according to GOST 21.110;

4) statements of the need for materials, statements of volumes of construction and installation works;

5) estimate documentation on established forms(consolidated cost estimate, object and local estimates).
