Residential complex city park planning. Residential complex "City Park" (City Park), CAD

MFC City Park from MonArch is an interesting object. It corresponds to the concept of "vertical village", which is almost unknown to Muscovites. What kind of "village" will appear in the Presnensky District?

In the Presnensky district of Moscow, the MonArch company is building a new facility. According to the official website of the new building, on Mantulinskaya Street, on a plot of almost 7 hectares, by 2022, a premium-class City Park residential complex will appear. It was created in accordance with the concept of "vertical village".

Stop. Try to think about what you have written:

  • There is a relatively large-scale complex in the Presnensky District. Is there still room?
  • The name of the object is City Park. Is it possible that housing will appear in the Central Administrative District of Moscow, allowing you to be in the city and in nature at the same time?
  • The declared class is "premium". We have no doubts about expensive materials and high prices. Does this mean that there will be a parking lot with a sufficient number of spaces and the really necessary infrastructure?
  • The concept of "vertical village". What is a vertical village? How does it fit into the center of the capital? Maybe it's Feng Shui?

After a little reflection, we came to an unambiguous conclusion: each statement is very, very interesting. Let's try to figure it out: what kind of “City” is waiting for buyers, will there be a “Park” in the city, can a “village” be a premium class and why is it “vertical”?

About City Park

City Park - multifunctional complex of 6 buildings with variable number of storeys. The height of the buildings is from 2 to 20 floors. The object will be handed over in three stages. The first levels will be occupied by non-residential premises. It is known that a sports center with a swimming pool and a private Kindergarten for 150 pupils.

The architecture is spectacular, to say the least. Although she can be called bold, noble. The multi-level buildings, like waterfalls, cascade and, like the skyscrapers of American megacities, soar upward. The effect is enhanced by the unusual towers of Moscow City located nearby.

Houses are erected using brick-monolithic technology, which provides good noise and heat insulation. The outer cladding is made of a hinged ventilated facade, the panels are covered with clinker tiles on top. The decoration uses natural stone and glass. The designers have chosen calm colors for the walls - from soft beige to dark brick, which proves the serious status of the complex.

Among the "bonuses" are enlarged windows installed at a height of 50 cm from the floor. The highlight of the project is the exploited roofs with terraces and landscaping. Of course, looking at the renders, you catch yourself thinking that their creators got too carried away and lost touch with the real world... It's hard to believe in the presence of trees on the roof. But winter gardens, flower beds, recreation areas, of course, will appear here.

Interiors entrance groups in high-tech style look no less impressive. Natural materials are used for decoration - marble and wood. There is a reception desk, behind which there will be a concierge. The lobbies will have seating areas with soft furnishings. This further underscores the fact that the developer is promising buyers a high standard of living and luxury.

An underground parking was organized for 1.5 thousand cars. This is not bad, since 1.2 thousand apartments have been designed in the new building. The presence of an open ground parking, albeit for 55 places, is an additional plus. Everything is fine in the courtyards - playgrounds, scenario and sports grounds, benches, paths.

The following fact inflicts a blow on the elite status of the new building: there will be up to 6 apartments on each floor, and two elevators at the entrance. Somehow there are too many doors on the staircase and not enough "lifts" given the height of 20 floors when it comes to premium housing.

Vertical village: about Feng Shui apartments

"Vertical village" sounds strange. In fact, this is another plus for the City Park residential complex. Vertical village is a relatively new concept for Moscow, implying the integration of architecture into natural landscapes. In the world construction practice, apartments in such complexes have the status of "ecological". Due to the vertical landscaping, the exploited roof with plants and flowers, the impression is created that the houses are located in the middle of a park.

Terraced architecture and panoramic balconies, which are an integral part of the concept, give residents another pleasant opportunity. They will be able to enjoy views of the city from different heights. I must say that the panoramas on Mantulinskaya Street open up promising: the Moskva River at dawn, Moscow City in the sunset, Krasnaya Presnya Park under black clouds and a rainbow - this is just the beginning of the list of beauties that buyers will admire.

But let's digress from the landscapes and see what exactly the MonArch Group of Companies offers to potential tenants. Apartments and apartments have been designed in the City Park residential complex. The choice can be safely considered large:

    60 types of layouts:

  • 1-7-room apartments ranging from 34 to 226 sq. m;
  • options with terraces;
  • 2-level apartments ranging from 88 to 196 sq. m;
  • Possibility of combining neighboring apartments / rooms.

The apartments are located on the first two floors of each building, the apartments are located above. Each option has at least one loggia.

The layouts are developed, as they say, according to Feng Shui. Maybe they are not distinguished by their elegance and rusticity for the elite class, but they cannot be blamed for the lack of comfort and functionality. There are no walls (even in the bathrooms). The developer will mark the interior partitions on the floor with a tracing of concrete slabs. This solution makes the task easier for those who are determined to do redevelopment, and somewhat complicates it for everyone else.

The high status of the complex is "undermined" by the lack of finishing. Yes, the first tenants of premium apartments will “enjoy the music” of the renovation for a long time. Theoretically, the ceilings would also be higher - 3.1 m all the time they are found in new buildings with a lower class.

For the sake of fairness, we note that pre-finishing is provided. The developer promises to bring communications, install bimetallic energy-saving radiators, double-glazed windows, entrance doors, supply ventilation, provide wireless Internet and satellite TV.

Let's talk about City ...

“City” is the first word in the name of the new building. With him, we will begin the analysis of ups and downs. So what kind of urban environment is there for potential buyers?

The complex is located, albeit not in the most prestigious area of the capital, but in one of the central ones. There are many business facilities nearby - from the already mentioned MIBC "Moscow City" to the Government House, from the World Trade Center to the Expocentre and the Trekhgornaya Manufactura business park.

Not everything is perfect with social infrastructure. She, of course, is present, but in insufficient quantities. Nevertheless, residential quarters appear in the district, and therefore the situation is gradually improving. Now, within walking distance of the new building, a children's hospital named after I. Speransky, a branch of polyclinic No. 220, there are commercial medical institutions.

There are 7 schools and 16 kindergartens in the district. It is difficult to get into them without a priority on a territorial basis. There will be no problems with purchases - there are shopping centers "Afimall", "Bagration", chain stores nearby. There is no shortage of pharmacies, beauty salons, bank branches, restaurants, fitness centers.

The situation with transport accessibility is also controversial. A 10-minute walk is the Vystavochnaya and Delovoy Tsentr metro stations. The subway is the most quick way get from home to the right place. Only now, buyers of elite housing are unlikely to want to use it. Obviously they will choose a car. This means that the Third Transport Ring, the Garden Ring, Krasnopresnenskaya embankment and Kutuzovsky Prospect are at their service. They are united not only by the proximity to City Park, but also by the extremely heavy traffic. As a result - dust, noise, air pollution and traffic jams.

Now about Park ...

Let's digress from the typical problems of Moscow and move on to the second component of the name of the complex - the word "Park".

First, I must say right away that the center of the capital and good ecology are incompatible concepts. But in the case of the location of the complex, one can at least try to talk about the normal state of the environment.

A great advantage of the new building is being within walking distance from the Krasnaya Presnya park. It spreads over an area of 16.5 hectares. There is an open-air cinema, a football field, a stage, playgrounds and workout areas, a three-level skate plaza and, of course, a lot of greenery. Krasnogvardeiskie ponds are located nearby.

The developer promises to lay comfortable paths to the park. Among other similar statements - the announced intention to improve the area near the Nizhny Krasnopresnensky pond. It hasn’t come to that yet, but there is time to move from words to deeds.

GC "MonArch" tried to turn the adjoining spaces into squares. A garden with a dry fountain will be laid out in the courtyards. Plants that bloom in different seasons will decorate lawns and flower beds. Their aroma will be heard from early spring to late autumn. In winter, the situation will be "saved" by coniferous trees, which delight with bright greenery.

Perhaps all the parallels with the word "Park" are drawn. There is a big fly in this ointment. The Presnensky District has always been industrial. Now work is underway to transform it into a business area. They involve the removal of production facilities outside the location or their closure. Liquidation of an industrial cluster will take time. The complex is being built on the site of a sugar refinery. Food production should not be classified as hazardous to the environment - this is a plus.

A significant negative factor affecting environment, it transport network... Our arguments about vertical gardening, a city in a park and a park in a city boldly cross 8 lanes of the eternally loaded TTK.

How to live in a "vertical village"

The sale of "squares" in the City Park residential complex is carried out by the GC "MonArch". The holding has been operating since 1994, and quite successfully. The company has implemented over 150 projects in Russia and Europe. As time has shown, the developer meets the deadlines and rents out fairly good housing. In any case, there are no serious complaints about the quality of the apartments.

Sales are made according to the DDU in accordance with 214-FZ. The developer offers several convenient purchase options. First, there is a mortgage. The list of banks that have accredited the new building makes a good impression and inspires confidence. It includes Alfa-Bank, Sberbank, VTB, Gazprombank, Raiffeisen, Vozrozhdenie, Absolut Bank, Otkritie, Delta Credit, SMP Bank. Average rate- 8.8-11.5% per annum. An initial fee- from 10%, loan term - within 30 years.

The second actual option is the installment plan. Alas, it is not free (2% on the balance). The first installment is 50%. The other half is paid in equal installments.

To buy or not is up to you. Of course, the project is interesting. Not every elite new building in Moscow can boast of "highlights" such as scenic areas, vertical landscaping, cascading architecture, gardens on the roof. Presnensky district is both an advantage and a disadvantage at the same time, if we talk about ecology, transport and infrastructure.

Most likely, the purchase of apartments or apartments in the complex will be of interest to those who lead an active lifestyle, work in the center and want to spend time with their family and children. It makes sense to buy "squares" in investment purposes, for renting out space or maintaining commercial activities: The Central Administrative District of Moscow disposes to this in the best possible way.

What you need to know about the residential complex "CITY PARK"

SWEET PLACE

Since 1859, on the site of the construction site of the CITY PARK residential complex, industrial buildings Danilovskiy Sugar Refinery, renamed into Krasnopresnenskiy Sugar Refinery named after V.I. F.M. Mantulina. After 2015, sugar was no longer produced here, the premises were rented out, and besides, the owner changed, which became PIK Group. Closer to 2016, PIK got rid of this asset and the MonArch Group of Companies was already engaged in the demolition of old buildings, which expects to build by 2020 on Mantulinskaya Street, owner. 7 The complex, which the Company calls, is nothing more than a premium class residential area.

As for the location of the LCD, it is, if not premium, then certainly the center. And this applies not only to the formal belonging of this new building to the Central Administrative District of Moscow, because in addition to this, very close to the Complex is the center of business activity of the city - Moscow City. Let's add here a tangle of highways located nearby, but not too disturbing for residents, Krasnaya Presnya park and lower Krasnogvardeisky pond in order to state an obvious fact - the location of the Complex should be recognized as very, very successful.

CONSTRUCTION PLANS

The developer, MonArch-UKS LLC, divided the construction into three stages, and the whole process started at the same time, 10/12/2016, and the whole difference lies in the timing of obtaining permission to commission facilities. So, the order is defined as follows:

First of all: 5-section building 4, from 2 to 20 floors, a fitness center with a swimming pool on the first two floors, and 5-section building 5, from 7 to 20 floors, commercial premises on the first two floors, one-level underground parking under both buildings - completion construction was planned until 12/31/2018, but in December 2018, a letter appeared on the office site about the postponement of the commissioning date to 04/30/2019. In fact, the Developer received the RVE in the summer of 2019.

Second stage: both buildings are also five sectional, building 2, from 2 to 20 floors, the first floors will be residential; building 3, from 6 to 19 floors, non-residential first floors, two-level underground parking under both houses - completion of construction is scheduled for June 30, 2020.

Third stage: five sectional building 1, from 2 to 20 floors, non-residential ground floors and a private kindergarten for 150 kids; one-section building 6, from 17 to 21 floors, commerce on the first two floors, one-level underground parking under both buildings - construction will be completed on 12.07.

Over time, all buildings were combined in one project declaration, and the deadline was set for the third quarter of 2020.

The walls in these monolithic houses have a thickness of about 60 cm and consist of aerated concrete blocks, insulation and a ventilated facade system. The Builder uses bricks of two colors and ceramic stone as finishing materials for the facades. The terraced or, if you like, the cascading arrangement of the floors was not chosen by chance - this will help both in terms of insolation and in terms of preserving the species characteristics of most apartments. The official website of the City Park residential complex from different angles demonstrates these very terraces on which a small forest has grown.

So, the roof will be exploited, the residents of the adjacent apartments will be able to go out onto the terraces, and as for the trees, this is more a fantasy of designers than reality. There are 1 467 cars for 1 213 apartments in the underground parking. Prices for a 13-meter parking space start at 2,000,000 rubles.

APARTMENTS AND APARTMENTS

Apartments are sold in a state of open planning, even the walls of the bathrooms, not to mention the interior partitions, here will be marked with a trace on the floor. The ceilings in the premium quarter could have been taller, although the 3.1 meter height before the screed is not inadequate. Windows are installed in apartments much larger than the usual ones - 50-60 centimeters will remain to the windowsill, the glazing area is impressive. Any apartment in the quarter will have at least one loggia. Near the loggias there are specially designated places for the installation of external air conditioning units. The choice of apartments in can be called absolutely exhaustive, and the layouts are familiarly classic - no pentagonal rooms, no trapezoids and other tricks you will find here - everything is subject to the achievement of functionality and the rules of Feng Shui. Abundance square meters a little dumbfounded on the move. How do you like this one-room apartment?

After what we have seen, the footage of some two-room apartments is already taken for granted.

Some three-room apartments you can only speak with aspiration.

There are also several apartments here. For example, in the fourth section of Building # 4 and in the second section of Building # 2, two-level apartments with a separate entrance ranging from 169.5 to 226.4 sq. m. From time to time, such lots appear in the corresponding section of the LCD website.

REGISTRATION

You can book an apartment simply by calling the Seller's phone - you don't have to pay anything, the reservation will hang up to three days. After studying the sample of the Agreement equity participation in construction, which will be kindly sent to you by mail, you come to the sales office, sign the DDU, and at the same time with it the Contract of Order, according to which you will have to pay 50,000 rubles for registering the DDU. The process lasts about two weeks, upon registration, the countdown begins five days, during which you will pay for your purchase. This scheme works both with 100% payment and when using a mortgage, in this case, movements begin after approval and signing credit agreement... By the way, the list of banks that have accredited the project is small, but it inspires confidence a priori - it includes:

PER
  • convenient location in the city center
  • well-groomed territory
  • MonArch - Developer of the highest standard
  • a huge selection of apartments of different sizes
AGAINST
  • in the absence of constraint in funds - nothing
SUMMARY

When the project of the City Park residential complex was just announced, a number of experts from the Moscow Novostroek market could not agree on how appropriate all this was in this particular period of time and what the barometer of consumer activity would actually show. Faith in our people has won - apartments are being sold out faster than any other Economy-class Complex, especially with regard to the view floors, and here not only the uppermost ones belong to them. Apartments are taken out almost in small wholesale and here the price policy of Monarch Group played a decisive role - as an effective investment tool, if not too long term investment, the apartments in this Complex look especially attractive. And with the statement that they are good for life, arguing, perhaps, does not make sense.

Residential complex City Park is located on the street. Mantulinskaya, 7 in the Central AO of the capital. Nearby is the Krasnaya Presnya park and a cascade of three Krasnogvardeisky ponds. The developer is the well-known MonArch Group of Companies on the Moscow real estate market.

Lodging

The new building consists of six monolithic-brick buildings of variable number of storeys and a multi-level underground parking. A fitness center with a swimming pool is provided in one of the buildings. Studios and apartments with one to four rooms with high ceilings, thoughtful layouts and beautiful views from the windows are offered for sale in 6-20 storey buildings. The only drawback will be high prices.

District

Residential complex "City Park" is being built in an area with a modern and rich infrastructure. All social facilities necessary for a comfortable life, large shopping and entertainment complexes, cafes and restaurants are located near the facility.

Road

The metro stations "Vystavochnaya" and "Delovoy Tsentr" are a few minutes' walk from the new building, a little further there is the station "Mezhdunarodnaya". You can quickly get to the city center along Shmitovskiy proezd and Krasnopresnenskaya embankment, the distance to the Third Transport Ring is only 1.5 km.

The place is good, near the Expocentre, but sometimes it is difficult to get out of it, because full of cars and block in case of arrival of dignitaries to forums, etc.

Yes, I agree with that. Due to the location of such an object, there are problems with access. But fortunately, this rarely happens. Ordinary events are not so popular with officials and top officials. There are many districts in Moscow where they are much more likely to block traffic because of the motorcade. Rublyovka, for example, Kutuzovsky, etc. But in general I liked the complex, except for its height. I understand that the developer decided not to "fall face down in the mud" in front of the City, otherwise the complex will be lost against the background of the towers. Low houses in the central part of the city are dearer to me. But nothing can be done, they build like that.

Yes, this is the specificity of the surroundings. Here, a different architecture will now simply stand out from the general style. Since the construction of skyscraper towers has already begun, there must be something similar nearby. Well, actually, it is. The zest for elitism is great, but the benefit is more and less accessible to the City. Both by price range and by neighbors, which are unlikely to represent top management. In general, I almost liked everything, with the exception of minor features , even more of an area, and not specifically a complex. Terribly annoying Zvenigorodskoe highway and its industrial zones further in the direction of the region, as well as some other small moments.

And I like the modern buildings of the city tall buildings... Other housing will not look here, and the cost of the land under the complex is high, who will spend that kind of money on a five-story building with several dozen apartments. Therefore, it is logical that developers want the maximum profit from the high number of storeys. The main thing that worries me is the quality of construction, so that the foundation would withstand all this and no cracks would go. As well as appearance but here quite nice architecture and exterior decoration. The cost is high, I won't be able to buy an apartment in it, but at least it will be nice to walk by.

The developer has proven himself well in the construction market, so there is no doubt that the quality of the complex will be on high level... The construction of high-rise buildings has been going on throughout Moscow for more than one year, and in general we can say that they did not spoil the city's appearance. Certainly gray Soviet buildings look prettier. The taste and color, as they say, but the fact that this type of housing is quickly sold out indicates a certain popularity such a style and concept. So people are satisfied with it. Otherwise, they would not have given mind-boggling sums for the prospect of living on the 38th floor. To each his own.

I really like the complex! I do not understand. what's wrong with life on the 38th floor - in tall building the city is in front of you at a glance. Moscow is still a metropolis, where there are no high-rises)

That's for sure, because why consider a complex for living if you don't like the number of storeys? Now there are options for every taste and request. This complex is suitable for connoisseurs of high-rise buildings, when the view is gorgeous. And of course, we must pay tribute, the price of sq. meters cheaper than the City towers, but by and large is not significantly different except for the location. Undoubtedly, City Park is even better for the proximity of good information, and in general for the convenience of the area. It is habitable and with a large amount of greenery. Therefore, for those who are looking for an option with an excellent view from the window, this will be an excellent investment, it will justify itself 100%. Sure.

The information is different everywhere, but I was there and I can say that it has not yet been handed over. Construction is still underway, but at the final stage. We walked around the complex, appreciated the surroundings, so to speak. Nearby there are two squares, there will be a walk where. The area is mostly an old five-storey building, but the courtyards are buried in greenery. We liked the infrastructure, there are schools, kindergartens nearby, and given the low density, it is likely that there are problems with places and overcrowding. there should be no groups. We did not enter the sales office, we are waiting for the complete completion of the construction and then we will already resolve the issue of buying an apartment.

Angela, when it is handed over, prices will rise even more. The developer is reliable, the construction stage is final. Therefore, if you like everything, you have to take it now. And the prices, you can see for yourself, are already very high.
I took a specific kopeck piece at the beginning of summer. Now the price for such an apartment has already gone up. The demand for this residential complex is high. There are a lot of people around me who want to buy an apartment there.
The location is excellent, the metro is nearby, the main road arteries are at hand too. The center is within easy reach. Moreover, there is a lot of greenery around City Park, there is a park. A summer veranda and a cool fitness area with a pool and spa are planned.
Apartments here are dismantled quickly and prices are not at all scary!

On the contrary, it seemed to me that such a number of skyscrapers would negatively affect the area. There will be an obvious shortage of places in childcare facilities, regiments, etc. Yes, and the transport situation will worsen during rush hours. Problems are hidden behind the beautiful houses, which corresponds to reality. But the complex is undoubtedly beautiful. The location is good and convenient in relation to Zvenigorodsky and TTC. The architects are great, they tried to make something stand out. Here only those who have adult children can fearlessly take them, or take them to private kindergartens and schools, and are observed in clinics on a contract basis.
