There is no doubt that the project will be implemented, no, the reputation of the developer allows us to speak about it definitely. "PEAK" is one of the largest market players and defrauded equity holders are not in his line. Even the possible postponement of the completion of individual buildings "Yaroslavsky" does not spoil the overall picture.

Landscaping of the territory next to the already built houses is done quite efficiently. The only thing you immediately notice is that all the yards are packed with cars. And this is already now, even before all the new settlers have settled. In the future, the problem will be serious, even taking into account the presence of parking lots.

As for the social infrastructure, it is gradually developing. Over the past year, the number of kindergartens built in "Yaroslavsky", has reached six. The latter opened today in December 2015. As of May 2016, the school, which will be able to accept 1,050 students, is almost completed. Commissioning is scheduled for this year. In addition, in November 2015, a new school was opened in the next - the seventh microdistrict of Mytishchi. But of course, the main hopes of the new settlers are nevertheless associated with the early development of their own infrastructure. As a reminder, the complex will have several kindergartens and schools, a sports school and two clinics.

There were no positive developments in terms of transport accessibility over the past year. As before, you can get to Moscow either by overloaded electric trains or by road (the distance is short, but you have to take into account traffic jams). At the same time, disappointing news about the prospects of the metro in Mytishchi fell like snow on its head on the residents "Yaroslavsky" at the end of April 2016. The Moscow authorities refused to build the station (it was previously planned that it would become a continuation of the Kaluzhsko-Rizhskaya metro line). For more than one year, the Mytishchens had hoped to open this station, but now it has been recognized as inexpedient. According to experts' calculations, the opening of the Chelobitevo station would overload this metro line beyond measure and would practically paralyze traffic along it. The choice among new buildings in Mytishchi is currently wide enough. Here you can find options that are both cheaper and more expensive than in "Yaroslavsky"... In general, the microdistricts make a very good impression, however, in construction sites with a later date of delivery, a square meter is noticeably cheaper. But it will take a year longer to wait for the apartment than in the PIK project, and in the "Governor" it has been delayed and the deadline for delivery is already more than 2 years.

Yaroslavl is located at a distance of 265 kilometers from Moscow, but the Yaroslavsky residential complex is much closer to the capital from the PIK group of companies - it is located in Mytishchi near Moscow. We talk about how the largest developer in the country is building its next ambitious project, and we figure out what it is nevertheless closer in spirit to - to Moscow or to Yaroslavl.

Bad is the city near Moscow that does not want to become Moscow! However, the residential complex "Yaroslavsky" is so big (no joke - 114 hectares!) that two objects could coexist in it without any problems - one is older and simpler, the second is newer and more interesting. A kind of watershed crosses the territory of the complex diagonally - on the one hand, there are monolithic buildings that have been commissioned for a long time, and on the other, panels, loved by PIK, close to delivery. It's funny that earlier panel buildings were considered boring and, in general, bad - and were inferior to competitors in all characteristics, except for the cost and speed of construction. However, PIK Group of Companies was one of the first to change public opinion about such housing. She showed that even typical panels (in "Yaroslavl", for example, the series P-3M and KOPE-M-Parus are presented) nothing prevents you from being cute, attractive, bright. As a result, at least outwardly, the new buildings of the Yaroslavsky residential complex easily outplay the old ones. With straight facades and clear geometric lines, new buildings form neat quarters and lure with bright facades of yellow, blue, pink colors.


We must not forget about the details with which PIK equips all its new residential complexes in accordance with "PIK-Standard". This is a set of rules that the developer has developed for himself, in order not only to surpass competitors, but also to maintain approximately the same level of quality in all of its properties. You see barrier-free entrances, baskets for split-systems on bright facades, enlarged windows - no doubt, this is “PIK”. The division of a large territory into quarters, green and landscaped courtyards-parks and almost always the same apartment layout will also help in recognizing the developer's objects. "PIK" and the secrets of its apartmentography

It seems that a long time ago “PIK” learned how to make apartments in panel buildings diverse and at the same time so that everyone would like them. And therefore, in each new facility, he acts according to the old scheme - he always offers the same, albeit large, set of apartments. Accommodation in "Yaroslavsky" is represented by studios, as well as one-, two-, three- and four-room options. Squares start at 19.9 and go up to 108.4 square meters.





Layouts, again, are surprisingly varied for panel houses. There is a little variation even in studios, but among the three- and four-room apartments you will definitely find the one that suits you. Large kitchens, combined bathrooms, small hallways - these are all typical characteristics of PIK apartments, which are also implemented in Yaroslavsky. And one of the main, if not its main feature, is the functionality of the layouts, which means that the developer assembles apartments in such a way that it is convenient to live in them. Not a single extra square meter, everything is clearly thought out and implemented in the best way. Yes, because PIK also rents out its apartments ready-made - with interior doors and all the necessary plumbing, with baseboards and cornices, perhaps without furniture. The decoration, like the layouts, is not unique, but for this they love it. Neutral colors are not annoying, which is good, and if you suddenly don't like something, you can easily redo it yourself.




Now the cost of one square meter in Yaroslavsky is from 88.3 to 128.2 thousand rubles. To buy an apartment here, you have to spend from 2.5 to 10.1 million. Most of the buildings have already been commissioned and inhabited, the delivery of the last remaining ones is scheduled for the fourth quarter of 2020. There is no doubt that PIK will cope with its task and complete the construction of Yaroslavsky, no matter how big it is. Firstly, it is not the first time for PIK to build a microdistrict comparable in size to a small populated area - we can say that it specializes in just such objects. Secondly, PIK is not only a very experienced developer (25 years on the market, dozens of ready-made LCDs behind us), but also simply the largest real estate developer in the country. If you can't rely on him, then on whom can you?


What is good about life in Mytishchi (because Moscow is nearby)

Even if the residential complex “Yaroslavl” is not comparable in size with the real Yaroslavl, it is still a very large facility, which obviously will not have enough Mytishchi infrastructure for full-fledged life. Therefore, it will have its own infrastructure. And it's not only about the elements of landscaping like “courtyards-parks” and sports grounds, children's play areas and parking lots that are mandatory for any modern residential complex. Although, say, several thousand of the same parking spaces on the territory of Yaroslavskoye are planned - well, with such a scale, can you just call them a necessary formality? No, this is quite a separate infrastructure facility!


And there will be many more such objects in Yaroslavsky. A variety of commercial premises are already operating on the ground floors of residential buildings - beauty salons and grocery stores, pharmacies and optics, pizzerias and coffee shops. Among the social facilities, both already built and at least promised, we will name kindergartens and schools, a polyclinic and a fitness center with a swimming pool.


It is important to note that although Yaroslavsky is located in the Moscow region, it is not at all remote from civilization. Mytishchi is a city with a population of over 200 thousand people, it has enough supermarkets, educational and medical institutions. Yes, and Moscow is not so far away - along the Volkovskoye Highway, the Moscow Ring Road is only 6 kilometers away. Fans of public transport can use the train and take half an hour to get to the Yaroslavsky railway station, or take a bus and get to the Medvedkovo metro station in 20 minutes. Due to such proximity of the residential complex to the metropolis, there can be no talk of a wonderful suburban ecology, but there are green zones here - for example, Mytishchi Park and the Yauza River embankment.


Our opinion

Probably, in the minds of the indigenous inhabitants of the capital, this is exactly what a developed province looks like: the Yaroslavsky residential complex is a nice and equipped object, albeit devoid of any unique features. But it has at least one significant advantage over the real Yaroslavl - it will be possible to get to Moscow much faster from it.
