In fact, it means that people have gathered in a cooperative and are building a house for themselves, therefore, the deadline for the delivery of the state commission can be postponed an unlimited number of times, the registration of the housing cooperative does not pass, which means that there is a risk of the second sale of the share, and if for some reason the shareholder wants to leave from the cooperative - you will have to pay a fine.

You also need to know that the Morton Group of Companies will charge you 2.5% of the price of the apartment for completing the transaction. No matter how much I tried to clarify what exactly the company takes that kind of money for, the manager simply repeated: "We will formalize the ownership of the apartment in the future and we will deal with the entire transaction procedure, you will not have to think about anything." The cheapest apartment in the "Peter I" residential complex costs 3.6 million rubles, we take a calculator in our hands and calculate: 2.5% is 90 thousand rubles. For comparison: on average, developers today take 15-20 thousand rubles for registering a preschool institution and registering property rights.

There are no discounts when buying an apartment as a whole and immediately (100% payment). The mortgage is provided by only one bank, Vozrozhdenie, and the rate is not at all the same as offered by banks in projects for preferential treatment with preferential mortgages, here it is 13.5%. Minimum an initial fee- 15% of the cost of housing, maximum term, for which you can get a loan, 30 years. If you deposit 50% of the apartment price at once, then you will have to pay the remaining amount within 18 months, monthly 1% will be charged on the balance. If you pay 30% of the price of an apartment, then you can take an installment plan for a period of up to 2 years, but 1.5% will be charged on the balance every month.

Accepted and maternal capital, if the second child is more than 3 years old, but not completely, everything depends on the price of the apartment you have chosen and is calculated individually. There are a lot of pharmacies near the Aviamotornaya metro station, you can find several opticians and private medical centers.

The closest university to the residential complex "Peter I" is the Moscow Power Engineering Institute, also nearby I found a college of entrepreneurship and law and a construction college. After talking with a local resident during a visit to a future construction site, I found out that with the beginning of the school year, students love to sit in yards and drink beer, so it’s probably even better that the yard space in the "Peter I" residential complex will be closed ...

Ecology

Of course, when all the industrial zones of Lefortovo will be built up with new housing and beautified, it will be much more comfortable to live here than it is now. However, all this takes time, and the TTK and the Enthusiasts Highway with their active traffic will not go anywhere.

conclusions

The project is still too “young” to characterize it unambiguously, because there is not even a foundation pit yet, but something can already be identified now. Here are the pros: reliable big company, which does not have defrauded real estate investors and shareholders, very attractive prices in an area with developed infrastructure, proximity to the metro and the center of Moscow, monolithic construction technology, closed courtyards, a good number of parking spaces in the project. That, perhaps, is all.

Now let's look at the cons. Poor ecology, air pollution and a small number of green areas in the location, traffic jams on the district's roads, lack of discounts, mortgages from just one bank, expensive installments, and most importantly - a housing cooperative agreement with an unclear prospect for a DDU, lack of permits from the developer with existing "dummies" on the site. If some of the disadvantages disappear with the development of the project, then, of course, the attractiveness of the new building will increase.

However, now, despite the tempting prices, today I would not buy an apartment in the "Peter I" residential complex for my own residence, and would seriously think about whether to buy housing in investment purposes... Of course, the area will change, sooner or later industrial zones will be built up, and in 10 years it will not be as depressing here as it is today.

A good option is to buy a studio or "odnushka" if your child plans to study at a university in the neighborhood or to rent to other students. But now, with the prospect of getting the construction site of the Residential Complex "Symbol" close by, which will stretch for at least 7 years, I would not become the owner of an apartment in the RC "Peter I" under the contract of housing cooperative for my own residence. By the sum of the factors, the new building gets “7” points.
