    What was done

    When Customers come to us with bright, modern ideas for their future home, we become doubly excited! After all, working on a new stylish project is always interesting and a challenge, how to implement all the bold ideas from a constructive point of view, what materials to use? Vladimir bought a plot of land with picturesque views of the Oka bank! This view could not be ignored, so a dizzying terrace (51.1 m2) and a large balcony, oriented towards beauty, became an indispensable attribute of the future house! Vladimir wanted to relax in nature in wooden house, but it was necessary to build a house in a short time, and frame construction technology became the ideal solution for such problems! If we’re going to be different, it’s in everything! The house was made even more spectacular by the vertical finishing of imitation timber made of durable larch, painted in natural shades with emphasized wood texture. Laminated windows complement the modern look of the house! It turned out to be an excellent country house, with highlights and at the same time incredibly functional.

Houses made of aerated blocks today are one of the most popular options for suburban construction. They are suitable for both permanent residence and summer residence. Such widespread use is easy to explain - aerated concrete is inexpensive, easy to use, and has good quality thermal insulation.

You can build both one-story and two-storey house, and even “one and a half stories” - with an attic.

At the owner's request, aerated concrete houses will accommodate a sauna, a garage and/or a basement floor.

Design Features

Aerated concrete is called lightweight cellular concrete. It is obtained from a mixture of cement or lime, quartz sand, aluminum powder and water. The chemical reaction between aluminum powder and lime causes the release of gases, which creates a porous structure inside the block, distributed in equal proportions. Due to its porous structure aerated concrete blocks

  • have the following properties:
  • good thermal insulation;
  • low flammability and high fire resistance - 70 minutes;
  • excellent sound insulation;
  • frost resistance - from 50 to 100 cycles;
  • accumulation and retention of heat, thereby maintaining a constant air temperature in the house;
  • savings in material and masonry mortars due to the even and smooth surface of aerated blocks;
  • long service life - up to 100 years;

easy material processing.

Like projects made from other building materials, aerated concrete houses are divided into economy, middle and business class buildings. The first group includes the most budget-friendly construction options.

As a rule, in this situation we are not talking about the second floor; the maximum that fits into the budget is the attic. The area of such buildings is about 20-30 square meters. meters. Accordingly, on a large scale summer cottage

On average, the cost of such structures ranges from 300 to 400 thousand rubles.

The attic, although not considered a full floor, allows you to significantly expand the area of the house. Most often, this is where the bedroom is located, which makes it possible to create a living room below, combined with a kitchen block, a spacious bathroom and a hall. At the same time, the construction of an attic does not require as much expense as the construction of a second floor; a reinforced foundation is not needed.

Projects of middle-class aerated concrete houses (with one floor and without an attic) are developed with an area not exceeding 50 square meters. meters. Regardless of whether there is an attic or not, the cost of the project will be about 900 thousand rubles.

Again, if there is an attic, you can move the master bedroom and children's room into it (if there are children in the family).

As for the first floor, since the area is quite large, two options for using the space can be considered:

  • two or three large rooms (living room, kitchen-dining room and premises at the request of the owners - billiard room, gym, study);
  • four to five small rooms.

If you plan to live in the house permanently, you must provide a technical room (boiler room).

We should not forget that you can attach a veranda to the house and move the dining room into it. What could be more pleasant than drinking a cup of tea while looking at a blooming garden?

As for business-class aerated concrete houses, these projects are unusually comfortable, these are full-fledged cottages. Their cost is from two million rubles and more, and their area is at least 80-90 square meters. m.

Luxury cottages include spacious rooms:

  • bedrooms;
  • kitchen;
  • separate dining room;
  • block auxiliary premises(boiler room, storage room);
  • living room, possibly with a bay window;
  • wardrobe;
  • cabinet;
  • bathrooms and toilets, possibly with a sauna;
  • ground floor with standard height ceiling;
  • additional premises depending on the owner’s wishes - a garage for one or two cars, a heated veranda, a greenhouse with a winter garden.

An open summer terrace with a barbecue area can be attached to the house. In a word, the owner’s flight of imagination can only be limited by his budget. Otherwise, there are no obstacles to building the cottage of your dreams from aerated concrete blocks.

This material allows you to build houses of all listed comfort classes and in southern regions, both in the middle zone and in the north. Aerated concrete is compatible with any type of heating - stove, fireplace, boiler.

In addition, it is strong enough to build two-story houses from it. That is why it is so widely used in the construction of country houses.

Choosing a foundation

Compared to others building materials aerated concrete blocks are lightweight. It is for this reason that houses made of aerated concrete do not require the construction of a complex and expensive foundation. The only condition is that the base must be correctly calculated. Since a wall made of aerated concrete blocks is a rigid, non-plastic structure, if the foundation sags, it will crack.

What type of foundation will be is decided by analyzing the quality of the soil and the parameters of the house itself. Low-rise houses - up to 3 - are built from aerated concrete.

The most suitable types of foundation for such buildings are:

  • tape;
  • monolith;
  • piles;
  • columnar.

The most expensive of the above will be the first and second. They require a large amount of both reinforcement and concrete, and this entails costs both in terms of finances and construction time.

Therefore, if you do not want to invest a large amount of labor and financial resources in the construction of the foundation, it is better to opt for the columnar-strip option. This will help you save on the slabs in the foundation of your home.

However, there are situations when only a strip foundation can be used to build a house. For example, if the soil is sandy, heaving and prone to shifting. Also, a strip foundation is needed where the foundation laying is supposed to be shallow - from 60 cm.

A monolithic foundation is usually laid where groundwater is located high to the surface. Slab bases are divided into ribbed and ribless.

If there are no stiffening ribs on the slabs, its strength level decreases, and such a foundation can be used for a small building - a storage room or a shed. For larger structures, it is better to take a shallow monolithic slab with reinforcing ribs.

Its properties are as follows:

  • when the soil freezes, it maintains its integrity without sagging or cracking;
  • high load-bearing capacity;
  • resistant to deformation due to ground movement.

These properties monolithic foundation will make it possible to build on it not only one-, but also two-, and three-story house from aerated concrete blocks. But you need to take into account that this type of foundation does not allow the installation of a basement, in addition, it is not budget-friendly.

Pile and column foundations are much more economical options, since the material consumption is much less, they are easier to build, and both are suitable for difficult soils.

Installation of both piles and pillars is carried out along the perimeter of the building using a point method. The recesses for the pillars are prepared in advance.

Further, both the pillars and the piles are connected at the top by a grillage - a reinforced concrete integral horizontal frame. The functions of the grillage are to evenly distribute the load on the piles/pillars and combine them into a solid structure. The construction of the house takes place on the grillage.

If the soil is weak, frozen, heaving or waterlogged, pile foundation can also be used, but the piles must be of a special type - screw. Then you don’t even need to level the land.

The advantages of pile and columnar foundations are:

  • the ability to install them at any time of the year;
  • settlement of the house on such a foundation is less and occurs evenly;
  • The grillage enhances the stability of the structure.

A strip foundation is better suited for two- or three-story houses.

It is not advisable to use aerated concrete blocks for the foundation of a house, since this material is quite fragile and not moisture-resistant; groundwater will easily destroy it. For strip foundation FBS (solid foundation block) weighing about 3 centners is suitable.

A strip base with a shallow recess is suitable for houses without ground floor. If you need a basement, then the base will need to be recessed, with a standard depth of about 150 cm. general rule, the trench should be located 20 cm deeper than the soil freezing level.

The width of the trench is calculated in each case individually and depends on how much the building weighs. Wall thickness is another parameter that must be taken into account when calculating the foundation. Therefore, the width of the base should exceed the width of the wall by 10 cm. The wall is located in the middle of the trench, and 5 cm of trench remains on each side.

To find out bearing capacity soil in the region in which construction is taking place, you can contact both the Internet and the specialists of the design workshop. If you know what type of soil is where construction is planned, it is not difficult to find out.

Blueprints

If you have some skills, you can develop a project for a one-story house made of aerated concrete yourself or seek help from the appropriate specialists.

If you are planning to build an economy or middle class building with an area of 8 by 10, the calculations and drawings can be developed alone.

In the case when you “swing” at a luxury cottage 10x10 with an area of 100 sq. meters or even more - 150 sq. meters, it is better to have professionals help you. Since a house of this size is not cheap, you should not try to save money on its design, because this is the plan on the basis of which your dream will be realized.

Minimum load-bearing wall thickness according to building regulations is 250 mm, even if it summer house. Smaller wall thickness is not able to withstand roof loads and influence external factors, such as the wind. For year-round living in a house, it must be equipped with a heating system, facade insulation and ventilation. For internal partitions Smaller blocks are used, their thickness is 100mm.

Finishing a house made of aerated concrete should be taken seriously. Aerated concrete is a material with increased vapor permeability. Due to temperature differences (indoors and outdoors), condensation forms in it. Therefore, for external finishing it is worth choosing a material that helps reduce vapor permeability. The most budget option finishing is painting. However, in this case the walls should be close to a perfectly flat state. You can reduce the cost of painting by using inexpensive façade putty. To give it the desired color, add water-based color. The most rational finishing option is a ventilated facade using sheet finishing materials (block house, siding, etc.). The most expensive is facing brick, but it is also the most durable and reliable.

To reduce the cost of construction, you can abandon the full second floor and make an attic. To save money, it is better to choose a house shape that is close to a cube, with a minimum number of protrusions and complex shapes, and to abandon bay windows and balconies. A large number of windows and a minimum of internal partitions also reduce the cost of building from aerated concrete

Researchers believe that an area of 30 square meters per person is the most comfortable option. However, when designing a house, the construction budget is taken into account first of all. The size of the plot also matters, its landscaping is important, as is the comfort inside the house. If the plot is not large, it makes sense to think about the second floor or attic.

To answer this question, you first need to carry out geological surveys. At high level groundwater construction of the basement floor will be unreasonably expensive. But if the soil allows, then building a basement will be appropriate when you want to: make a workshop or a room for storing equipment, make a swimming pool or sauna. If the site is on a slope, such a basement will form naturally. During construction, you can equip it and find useful uses for it.

  • -it must be pitched;
  • - the edges should be extended as much as possible so that less moisture gets onto the facade;
  • - it is better to abandon heavy materials (natural tiles) in order to reduce the load on load-bearing walls;
  • - tightness must be maintained so that moisture does not seep inside.

When choosing materials, it is better to turn to classic sheet materials. The most budget-friendly, but at the same time reliable and durable - slate (asbestos-cement sheet). However, such a sheet cannot be mounted independently due to its weight and fragility; it periodically requires treatment against fungus. A very practical material is bitumen slate (ondulin). It is easy to install and affordable. Unlike metal tiles, it is silent.

The geology of the site includes checking and studying the soil, this allows you to optimize the cost of the foundation.

What happens if you don't do geology?

If you ignore this stage, then you can choose the wrong foundation and lose from 1,000,000 rubles on alterations.

10 year warranty on foundation, walls, ceilings and roofing.

Built country house using frame technology plus a small veranda. The cost turned out to be quite economical, and the time frame was 3 and a half months. We even finished it a couple of weeks earlier than promised. We only go to the dacha in the summer, so I can’t say anything about thermal insulation. Thank you

Thank you very much for building a house made of aerated concrete. The quality of both the material and work is excellent - FRIENDS WILL BE JEALOUS. Time frame for completed work: a house was built from scratch in approximately 4.5 months. Good luck to all of you, good clients and big houses!!

They built our house in 3 months (they started the foundation at the end of summer, and finished the walls and interior decoration in the fall), it wasn’t cheap, but everything was thought out, our participation was minimal. This year we are building a bathhouse together with them! Thank you for such professional guys that you provided us with!

Thank you so much for your work and attitude! Everything is efficient, high quality, fast! Thanks to the team led by Alexey!

The company built me a great summer house! I don’t have any complaints about the company; next summer I’m going to build a bathhouse and a garage. I’ll definitely contact them. Thanks to everyone, especially Sergei’s team, who built it for me, a lot depends on them!

We built a house from aerated concrete in your company - I’m very pleased. The house was erected on our pre-prepared foundation in 45 days. And as a gift we received home insurance for a year. So I recommend it.

In August 2017 I ordered the foundation ( monolithic slab) for a house in the Leningrad region. In 2018 I already ordered the house itself. I can recommend it because... We were pleased with the result. Everything was done quickly and professionally.

We ordered a house and garage from this company in the summer of 2016. The builders worked for about 4 months, without a break (they really liked it). Everything was done according to the agreement, extra money didn't ask.

How is an individual project developed?

  • The development of an individual project begins with the signing of a contract and the first meeting with the architects, at which the client voices his wishes. Based on the results of the meeting, a design assignment is drawn up, which is an annex to the contract.
  • Architects prepare several versions of sketches and decide with the client in which direction to move next. During the entire design period, several meetings take place with the client, at which all architectural and design solutions are worked out in detail until the client is satisfied with everything, which he confirms with a signature on the Draft Design.
  • Next, a working draft is developed. This is the calculation phase of each design solution in which the client is not involved.
  • This entire process takes from 2 weeks to 2 months, after which the client receives a finished project with ready-made detailed calculations, which is necessary when submitting documents for a building permit.
