A huge number of "projects" on rutracker.org. As a designer I will say: in my life I have reviewed and analyzed more than 1000 draft designs, half of them are not suitable for the climatic features of our country, some are simply incomprehensible or inconvenient, impractical or huge (uneconomical both in terms of construction and in terms of operation) layouts, some with stupid facades, but with good layouts, often unrealizable projects or expensive projects in terms of structures. Even having found exactly the sketch that remotely resembles the house you need, in the end it still has to be completely redone because the features of the cardinal points on the site, the features of the site are superimposed (the neighbor's windows can turn out opposite yours or the buildings can shade). And nothing remains of the original sketch. It is much easier to decide on the area of ​​the premises, to make a topographic survey (it will still be needed to obtain a building permit or legalization), choose the facade of the building you like most and give this initial data to the designer, who will twist and turn the rooms, walls and structures, as a result, will get the best result ... At the same time, I am not talking about architects, but about designers, but not for all, because the architect often does not understand and is not interested in the economic aspects of construction. In my company, the cost of an architectural solution is 10-20 thousand, drawings of building structures 20-40 thousand with a specification for building materials. We do not undertake to design foundations in other regions except for the Altai Territory, but rather we design those that the customer wants (i.e. his task is to bypass neighbors or those who built in his region and find out the parameters of the laid foundations). since the regulatory framework is very outdated and it is not advisable to lay the solutions that we get by calculations does not because it is often worth half the foundation (it is easier to re-lay a little). I will not talk about the benefits of having a project on hand, thought out by the customer and the designer in advance to the smallest details. So who understands about the savings on money and nerves, he understands, and who wants to go through everything himself does not convince him. Allowed scope of changes in the finished project:

Scope of adaptation changes that do not require written consent:
- Changes in the external dimensions of the horizontal projection within the limits of up to 5% while maintaining the dimensions of the structural spans.
- Changes in the height of the premises between 2.50 m and 3.00 m (provided that other elements of the building, such as stairs, will meet the DBN).
- Increase in the angle of inclination of the roof slopes by approx. 10% (50).
- Change of materials for wall and floor covering, insulation materials, interior and exterior decoration, provided that the required similar parameters are maintained, i.e. strength and thermal conductivity, in accordance with DBN.
- Partitions can be built or not, depending on the needs of the client.
- It is possible to introduce some modifications to the design of internal engineering installations, provided that this is done by specialists with the appropriate qualifications.

Scope of adaptation changes requiring the written consent of the author of the project:
- The change building facade, concerning, in particular, the replacement of lucarnas with dormer windows and vice versa, transferring them to another wall of the building.
- Changing the location and size of window and door openings (also applies to the replacement of balcony doors with windows and vice versa).
- Changes in dimensions or extension / elimination of balconies, porches and verandas.
- Twin splicing of buildings, if the project provides such an opportunity.
- Raising the building, changing the height to the ridge of the roof, etc.

Obligatory scope of adaptation of the finished project:

Designer composing construction project, which serves to obtain permission for building, within adaptation of the finished project must:

1. On the original finished project apply the stipulated changes in the area of ​​drawings and text using solid graphic technique in red.
2. Prepare adaptation foundations to local soil conditions.
3. Check or recalculate the structure of the building in the area of ​​its adaptation to local conditions and standard loads arising from the climatic zone, without the possibility of introducing changes in the shape and external dimensions of the building, without changing the angle of inclination of the roof slopes, the height of the walls and the size of the windows.
4. Sign project as an author home adaptation to a specific building, indicating the type and number of design rights that it possesses.
5. Attach a statement of implementation the project according to building codes.

Project improvement of the land plot must be put in a separate folder, which, together with the present architectural and construction project will be a kit construction project.

A house project is a documentation in which all the parameters of a building are indicated. The documentation will help you imagine how the building will look from the outside and from the inside, how much and what materials will be needed for the construction. Sometimes the house project includes additional sections that help to approach the construction in more detail - to determine in advance the type of communications to be laid, to plan a fire or burglar alarm device at the construction stage. Documentation will be needed both during construction and during acceptance - for quality control and compliance with standards.

What does the project consist of? What items are required?

A typical project is a set of drawings required for construction. The project should have the following sections:

  • architectural (AR)- describes general information, architectural solutions, contains floor plans, drawings of facades and main sections, a roof plan, lists of door and window openings;
  • constructive (KR)- includes design drawings of the foundation and other supporting structures, flooring, rafter system. In the constructive section, the required building materials and their quantity are indicated.

Such a set of drawings is always included in the project of the house - this is regulated by state regulatory documents. At the request of the customer, additional sections are included in the project documentation - for example, a set of engineering systems drawings.

In private housing construction, when residential buildings of small area are being built, they are often limited to a draft design. But this is the first stage of architectural design, it cannot be called complete. In the sketch documents, only general data, images of facades and floor plans are indicated.

A complete design with a more detailed architectural part is preferable: even in the construction of simple buildings there are nuances and design features.

Design documentation is provided on paper in A3 format, in one copy, certified with a blue seal. The project includes two sections: AR (architectural solutions) and KR (structural solutions).

  • general information about the object and an explanatory note;
  • general plan;
  • center plan of axes;
  • masonry and marking plans;
  • each of the facades of the house with an indication of the height marks;
  • roof plan;

  • ventilation ducts and chimneys.

The architectural drawings indicate the location of all windows, doors, ventilation shafts, fireplaces with chimneys, the height of the floors, the thickness of the walls; the main structural units are shown.

This section as part of an architectural project is developed for the technically competent implementation of architectural ideas. The CD consists of the following parts:

  • common data;
  • foundation layout diagram, including dimensions, exact location on the site, depth of foundation;
  • floor plan, lintels, truss structure with dimensions and technical instructions for the device;
  • detailed drawings;
  • calculation of the consumption of masonry materials;
  • material specifications.

The composition of the drawings included in the CD depends on the type of structures laid down in the design documentation.

If, in addition to the main sections, which the house project necessarily includes, a section of engineering networks is provided, it should contain the following parts:

1. general explanations for each of the life support systems, recommendations for the installation and connection of devices;

2. scheme of water supply and sewerage systems - justification for the choice - individual or with connection to centralized systems, - floor plans;

3. heating scheme - justification of the device for individual heating or connection to central networks, heat engineering calculation;

4. design of power supply, including wiring diagrams of networks, electrical wiring, plans for the placement of electrical equipment ( ;

5. specification of products, equipment, materials. ( Ordered for each project separately, at the request of the customer.)

Standard ISs have been developed for some projects; check with the manager for their availability. Their cost is not included in the price of the AU project.

Can you make changes to ready-made sections?

In any finished project, you can make changes, but you need to evaluate the profitability: if the changes affect the construct, the ready-made calculations will not be relevant. And the cost of a finished project, taking into account the changes made, may turn out to be higher than developing an individual one from scratch.
