Makarovskaya layout 1 room. Which apartment to choose

When people have the idea of buying an apartment, it is easiest for them to decide on the number of rooms of housing based on their financial capabilities. Subsequently, almost all newly minted real estate buyers have the same question - what kind of apartment to choose, in what type of house and what layout? After all, for many citizens such concepts as “monolithic” or “Moscow” do not mean anything specific. In this regard, below are the main types of apartment layouts for modern market real estate in Russia.

1) Khrushchev- such apartments are located in 4-5 storey buildings without an elevator and a garbage chute built during the Khrushchev era with the aim of urbanization and providing families with living space. The reform itself was very successful, but such houses were intended for temporary residence, their service life was approximately 25 years. However, to this day, people continue to live in already emergency houses risking their property and life. In general, "Khrushchev" are small-sized one-, two- and three-room apartments with a shared bathroom, small kitchen (about 6 sq.m.), walk-through rooms and poor soundproofing. Such apartments are a budget option for buying real estate.

2) Tashkent layout. "Tashkentki" were designed and built in the 1960s. in Moscow, and then became widespread throughout Russia. This type of housing is a high 16 or 12 storey houses, with one or two entrances, with a garbage chute and two elevators (passenger and freight). In such houses there are one-, two- and three-room corridor-type apartments with a relatively large kitchen - about 8 sq.m.; there is also a glazed loggia (except for one-room apartments). This type of housing also belongs to the budget.

3) Old Moscow apartment layout which are located in 5 or 9 storey buildings. Such apartments are distinguished by walk-through rooms, a separate bathroom, a small kitchen (about 8 sq.m.). In the real estate market, apartments with such a layout also belong to the economy class of housing.

4) Moscow planning is one of the most sought after among real estate buyers. Apartments (one-, two-, three- and four-room apartments) with such a layout are distinguished by isolated rooms, a separate bathroom (except for one-room apartments), a small kitchen up to 9 sq.m., as well as the obligatory presence of a balcony or loggia; there are such apartments in houses with a garbage chute and an elevator. Moscow-style apartments are among the most common and the demand for them is always high; in the real estate market living space refers to the average.

5) Stalinist layout - such apartments are located in low-rise buildings in which there is no garbage chute and elevator. The apartments themselves are distinguished by large rooms and corridors, a spacious kitchen and a bathroom; the ceilings in such rooms are 3.5 m high. Such a layout is valued among the population more than even in Moscow, and therefore the prices for "stalinkas" are much higher.

6) Leningrad layout apartments is one of the most successfully designed. Such apartments are located in high-rise buildings up to 16 floors, with a garbage chute and two elevators (passenger and cargo); in the apartments themselves, all rooms are isolated, the bathroom is separate, but the kitchen is quite large compared to other layouts - 11 sq.m. That is why such apartments are very attractive to buyers, but also quite expensive.

7) There is such a thing as Improved Layout - These are apartments in red brick houses, distinguished by large corridors, isolated rooms, a separate bathroom and a large kitchen and a loggia. Such apartments are considered to be expensive.

8) Makarov's layouts - Another type of expensive housing. These are high (9-10 floors) panel houses with an elevator and a garbage chute, built much recently. Apartments in such houses are distinguished by high ceilings (2.7 m) and large spacious rooms.

9) Monolithic layout - such apartments are located in houses built using monolithic construction technologies. With the advantages of monolithic new buildings, such apartments are in high demand, and therefore belong to an expensive class of housing.

10) Luxury layout , or open-plan apartments, as well as studio apartments. In other words, this is a large and spacious area, free for creativity and design finds, allowing you to change the interior of the room without much time and effort. This type of housing is expensive, but nevertheless in demand.

Thus, when choosing the type of apartment layout, buyers should determine the following points for themselves:

  • First, does it allow financial opportunity consider modern options for housing layouts, or you should opt for budget options.
  • Secondly, you need to clearly know what home improvements are important for living (the presence of an elevator, a garbage chute, loggias in an apartment or a combined bathroom). It is important to understand already at the stage of preparation for buying an apartment what difficulties this or that type of housing construction can carry.
  • Thirdly, the need for large and spacious square meters- for someone, a small own corner is enough, and someone for 100 sq.m. get along with difficulty.

Therefore, when buying a home, it is worth remembering that for little money you can buy a large new apartment in a new building, for example, in ASK

Apartment for a mature couple

In an apartment of 202 sq. m. meters will live a married couple. It was assumed from the developer that there would be more rooms. But we removed the excess and left a spacious kitchen-living room with a lounge area, an office and a bedroom. It is convenient that the bedroom with the master bathroom and dressing room are separate. So, if guests come, they will not come into contact with these private rooms in any way. Separately, in the common space there is a bathroom for guests and a dressing room for outerwear.

Apartment for a woman with two sons

We met the owner of the apartment during the construction phase. We thought over the layout, the developer changed the project and built the walls exactly as it is convenient for this particular family. On the right side is the kitchen-living room area. We deliberately moved the living room area to the loggia, according to the developer's idea, it immediately goes insulated. Also in the interior there is a spacious master bedroom and dressing room.

Apartment for a couple (2 children are planned)

We designed this five-room apartment for a couple. On the left side of the apartment there is a common area where you can cook, chat with friends and spend time with your family. In the rest - there are private spaces: an office, 2 rooms for future children, and a master bedroom with a separate bathroom attached to it.

We also made a video analysis of the layout:

IN this project presented an interesting design solution one-room apartment Makarov's layout. Among the wishes of the customer was the transformation of the apartment from one-room to two-room. It was decided to move the kitchen to the living room, and to make a separate bedroom in place of the old kitchen. Also, special wishes related to the color scheme, it was decided to make the apartment in contrasting monochrome shades with a slight addition of bright accents. Also, taking into account one person living in the apartment, it was decided to limit ourselves to one furniture built-in wardrobe, which is located in the hallway.

Bedroom

Balcony

It was decided to divide the balcony into 2 parts: an office area and a recreation area. Zoning was decided to be done by means of an arch with a light rope curtain, as well as through differences in color design, including through laminating window frames. In the recreation area behind the sofa there is an additional wardrobe for household items. The opening seat of the sofa also allows you to place in it, for example, a vacuum cleaner or other necessary items. In the "office" part of the balcony there is everything you need for work.
